What type of properties do you manage?
We manage single family homes, condominiums, townhomes and multi-family units. -
Are we required to visit the property prior to applying?
Yes. At least one tenant 18 years or older must tour the property prior to submitting an application or send a representative on their behalf. -
How do I schedule a tour?
Contact a licensed realtor to set up an appointment through the realtor showing system.
Schedule an appointment with our self-showing service, when applicable.
Schedule an appointment with our office during scheduled showings, when applicable.

How long of a lease do you sign?
Our standard lease term is 12 months. We also consider special requests for different lease durations on a case-by-case basis, depending on the circumstances. Leases revert to month-to-month if a lease renewal has not be agreed upon. -
How many applications do you accept per property?
We only process one application at a time. Once the application has been approved, we do not accept any more applications. If the application is rejected, we will accept a new application.

Does each tenant have to apply?
Yes. Each tenant age 18 years or older must submit an application. The fee is $65 per application. -
What criteria do you use for screening prospective tenants?
- We require a minimum credit score of 620.
- A salary/income of at least 2.5 times the rent.
- Each tenant over the age of 18 must complete an application.
- Applicants must not have had a foreclosure or eviction within the last 7 years.
- We conduct a tri-merge credit check, along with comprehensive eviction, criminal, and predator checks.

What information is needed to apply?
- Legal Name
- Social Security Number
- Contact information – phone number, email, and current address
- Copy of Valid Driver's License/Government issued ID
- Vehicle information – make, model, year, and license plate number
- List of occupants under the age of 18 (children’s names, ages, and relationship)
- Pet (breed and age)
- Employment history (dates, salary, Supervisor, and contact information)
- Copy of recent pay stubs
- Proof of income
- Rental history (dates, address, and landlord/management company contact information)

How long does it take to process an application?
Applications are processed within 3 busines days. -
How much security deposit do I need to put down?
The standard security deposit is equivalent to one month’s rent. In specific situations, an additional deposit may be negotiated. -
The Security Deposit is due at the time of lease signing.
- Security Deposit can be paid through ACH payments through your tenant portal.
- Security Deposit can be paid at our office. Accepted payments include Cashier’s Check or Money Order only. Personal Check and Cash payments will not be accepted for a Security Deposit.

How long do you hold a property?
Within 24 hours of an application being accepted;
- The lease must be signed.
- The Security Deposit must be paid.
- A full first month’s rent must be paid by 10 days prior to Move-In Date.
- In the event the applicant fails to complete these tasks, the property will be put back on the market and any monies received will NOT be refunded.

Do you accept housing vouchers such as Section 8?
Each property is individually owned and each are subject to different requirements. Contact are office to see which properties accept housing vouchers. -

When is rent due?
Rent is due on the 1st of each month. A late fee of 5 % of your monthly rental payment will be charged for all rent payments received after the 5th of the month. -
How is Rent collected?
- Rent can be paid through ACH payments through your tenant portal.
- Rent can be paid at our office. Accepted payments include Check, Cashier’s Check, or Money Order only. Cash payment is not accepted.

Can I change roommates in the middle of my lease?
Your Lease is a binding contract between you and the Landlord. All persons listed on the Lease are liable for the fulfillment of the Lease term. Should a tenant move out before the end of the lease term, rent is still required to be paid in full. Any new tenants must complete the Application process prior to moving in. -
Do you require Renter’s Insurance?
Yes. We require a minimum of $100,000 in Liability Insurance and Personal Property Insurance to cover your personal belongings for the duration of your lease. Choice Properties LLC is to be listed on the policy as an “Interested Party.” -
Am I responsible for utilities?
Yes. Tenants are responsble for all applicable utilities. A list of utilities and connection information is provided at the time of lease signing. -
Am I responsible for lawn care?
Yes. Depending on the type of property you are renting, you will be responsible for lawn maintenance. Units such as condos and apartments are handled by vendors. -
Does the property come with appliances?
Yes. Refer to the rental listing to see which appliances are included with the rental. -
How are repairs/cleaning handled?
Tenants submit repair requests via their online portal and our software is designed to help us troubleshoot, capture video’s and photos that can assist in how to send the best repair vendor onsite. We have a licensed/insured professionals for all necessary cleaning and repairs. Every step is tracked from submission, scheduling, confirmation of repair. -
Do you accept pets?
- The owner of each property reserves the right to prohibit or limit the number, size, and type of pet allowed at the property.
- If the owner and agent agree to a pet, an additional pet fee and signed Pet Addendum will be required.
- The average non-refundable pet fee ranges from $300 - $500 per pet.
- At times, monthly Pet Rent is applied.
- ALL applicants need to complete a Pet Screening profile for each pet.

Can my lease be terminated before the End Lease Date?
Yes. Your lease can be terminated for, but not limited to the following reasons:
- Failure to pay rent
- HOA/City/Rules & Regulations Violations
- Failure to maintain the property
- Damage from your pet or having unauthorized pets/animals
- Allowing unauthorized persons that are not on the lease to be living in the property
- Illegal Activity

Are there any other fees?
- There is a $150 Administrative Fee for lease preparation.
- Some multi-family units may have a Maintenance Fee. Refer to the listing.
- A $50 fee is added to your ledger for any lease amendments or renewals.
- A processing fee of Thirty-Five Dollars ($35.00) for each check or ACH payment returned by your financial institution for any reason, including but not limited to invalid account entry, insufficient funds, and closed accounts.
- The Resident Benefit Package is $32/month for tenants who secure their own renters insurance, or $43.95/month for the package that includes renters insurance.
- Your lease requires you to maintain renters insurance throughout its duration. If your insurance expires or lapses, you'll be automatically enrolled in an insurance plan at $11.95/month.
